RAAM Construction completed the relocation and historical renovation of eight early 20th Century bungalow units and new construction of 34 units at Fair Oaks Court, an affordable for-sale housing community in Pasadena and the first community in the nation to use the specialized federal tax-credit program known as New Markets Tax Credits (NMTC).

RAAM partnered with non-profit developer Heritage Housing Partners (HHP) to provide affordable homeownership opportunities for a spectrum of household incomes. The project contains 33 low- and moderate-income units, three workforce homes, four market-rate homes, and one commercial unit, ranging from one to four bedrooms. A total of 44 units, the mix includes eight one-bedroom, 10 two-bedroom, 13 three-bedroom, and 13 four-bedroom apartments.

Reflecting Pasadena’s legendary Craftsman bungalow-style and sustainability features while bringing home the importance of green thinking, architectural firm Moule & Polyzoides’ design of Fair Oaks Court was inspired by the surrounding Raymond-Summit neighborhood, which is full of intriguing historic homes. Buildings are organized around two planted communal courtyards and a large community green, linked by a series of landscaped and trellis-covered walks. Amenities include private patios and balconies, a secure parking garage with elevator, and close proximity to Pasadena’s Old Towne District.

Fair Oaks Court has received several awards, including the Revitalization-Rehabilitation Award andthe 2009 City of Pasadena Historic Preservation Award (Fair Oaks Court Bungalows), 2009 Gold Nugget Award: Outstanding Attached Project, 2009 Gold Nugget Award: Residential Community of the Year—Attached, 2008 Reader’s Choice Affordable Project of the Year, and the 2008 Affordable Homeownership Project of the Year by SCANPH.
